Would you be adding my house to the MLS, or would your company be buying it?

A:  SRS Cash Home Buyers is not a real estate broker, so we would not be listing your house. We are in the business of buying homes directly from the owners, with no middleman. We buy houses in Worceseter and Central MA if they meet our criteria. Once we own it, we will do the needed repairs and then look for a buyer. Or we may end up keeping it ourselves to rent out.

Q: Do you offer homeowners a fair price?

A:  We consider the prices we offer to be fair, given the condition the houses are in at the time. Because of this, many of our offers are for below market value since the homes require a lot of repairs and possibly upgrades before we can resell them at a profit. The sellers we often work with are more concerned about getting a quick sale than making a huge profit. They like the fact that we are offering them all cash, that we don’t need loan approval, and that we can close on their timetable.

They also like that they do not have to spend the time and money for all the repairs their home would require if they were to list it with a Realtor. And they are thrilled about being able to avoid paying the commission, closing costs and other fees that sellers are usually stuck with when they list with an agent.

No we will not give you a low ball offer. Q: How are you going to decide how much to offer me for my house?

A:  We make a point of being fully transparent about how we come up with the prices we offer. The location of the house factors into its fair market value, as well as the condition it’s in and the cost of needed repairs and/or upgrades. Recent selling prices of comparable homes in the neighborhood is where we start. After factoring in current market conditions and everything else, we do our best to land on a price that would be fair for us as well as the seller.

Q: Will I get more money if I fix some things?

Yes, our offer will reflect the condition of your home. The better the condition, the more money you can get. However, we understand how much work goes into fixing up a home. So if you want to take on a few lighter projects and then give us a call, we’re happy to help. But if there’s anything to big or too stressful, you can just leave it for us. Q: What do you mean by “as-is”?

“As-is” means exactly what it sounds like. We will buy your home in the exact condition it is right now. You don’t have to clean or fix anything. If you have items in your home that you can’t or don’t want to take with you, don’t worry about it. You can leave it and after you sell to us, we’ll figure it all out.”

Q:  Will we owe you a commission or any fees?

A: No! There are NO CHARGES for our service. This is what makes working with us so different from working with a Realtor. SRS Cash Home Buyers buys directly from homeowners. So, we won’t be listing your house, adding it to the MLS, setting up showings, and hosting weekend open houses, all to find a qualified buyer. To be clear we do not make money from the sellers we work with. Our money is made after we sell the house at a profit, once we’ve paid for all the repairs, upgrades, and cleanup. This means that you will end up with the full price we offered without owing any commission, hidden fees, or costs.

Q: What’s the difference between you and a Realtor?

A: When you work with a Realtor you agree to pay them a 3-6% commission of the sale price for them to market your house until a buyer is found. They will have photos taken before listing your home on the MLS, arrange showings, hold weekend open houses, and do everything else to find the right buyer. This could take 3+ months in a typical market, but realistically it can take 6-12 months in some.

Once your Realtor finds a buyer your home will undergo inspections, a title search, and an appraisal. The results of any of these could derail your sale. You will also have to keep your fingers crossed that your buyer gets final loan approval. If everything goes well and escrow closes, you can look forward to paying your Realtor their commission, as well as closing costs and other fees. Real estate agents certainly earn their commission for all the work they do over this length of time. But SRS Cash Home Buyers is not a real estate agency, we are home buyers. You would be selling your house directly to us for an all-cash payment. This is why we can make the decision so quickly to buy your house, often within a day or two. On top of that, we can close within 7 days if necessary. We make money after we’ve risked our own funds to buy the property, pay for the repairs and upgrades, then advertise it until we find a qualified buyer and finally sell it.

Q:  How does the closing process differ from a regular sale?

A.) After you accept an offer with a typical sale, you will typically have a home inspection where the inspector looks in every part of your home to find as many issues as possible. Then you typically have to fix those things. that, the bank needs to do an appraisal to make sure they want to lend to the buyers. Then they have to do a full qualification of the buyers to make sure they want to lend to them (even if they’re already pre-qualified). Then after that you can finally close

B.) With us, after you accept an offer, schedule a closing date, do a final walkthrough the day of, and then close on the property. No need to wait on any outside people, banks, or inspections.

Q:  Is there any obligation under any obligation to sell to you if I submit the online form?

A: No, absolutely not. You can go ahead and describe your property to us, we’ll evaluate the information, maybe give you a call for more information before making you an all-cash offer for the fair market value of your house. At that point you can either accept our offer or not. It’s your house, so you are free to decide what works best for you.
